How to read this model

Rooming houses vary in size, from smaller properties to larger accommodation buildings. Eight rooms per registered house is our working assumption for this illustration; it has not been verified as the statewide average. The $300 weekly rent is also an assumed average, rather than a measured statewide rent.

The model assumes every registered house operates with eight rentable rooms, all rooms are occupied and rent is collected for 52 weeks. It makes no deduction for vacancy, incentives, arrears, management, maintenance, utilities or other operating costs.

The 10% figure is an illustrative gross rental yield, not an observed sector yield or a net capitalisation rate. A property-specific assessment requires verified room counts, achievable rents, occupancy, operating expenses and market evidence.
